The 4 things that move the quote most
How much bedding has failed. Flexible pointing is the coloured outer finish. Bedding is the mortar bed under the cap. If the bedding is solid, the job is clean, prime where needed and repoint. If the cap rocks when pressed, the cap needs lifting, old mortar removed, new bedding laid and pointing finished after cure. That changes both time and material.
Height and pitch. A low single storey roof in Newtown or Belmont can often be set up quickly with compliant ladder access and temporary edge controls. A steep two storey roof in Highton, Ocean Grove or Torquay may need scaffold, roof anchors or extra labour just to work safely. The roof work has not changed, but the access cost has.
Tile profile and age. Concrete tiles from the 1980s and 1990s are usually straightforward. Older terracotta tiles can crack if walked without care, and matching caps or field tiles can mean salvage supply instead of a standard box of replacements. That is common around older Geelong, Newtown and Bell Park homes.

The likely written quote is about $4,970 including GST, with a sensible range of $4,600-$5,500 depending on tile matching and how much bedding comes loose during preparation.
If the same roof were two storey in Highton with a steep rear pitch, the roof work might still be $4,970, but the total could become $6,000-$7,400 after scaffold and access. If the same issue were a 6 cap leak repair in Lara, the right quote might be $850-$1,100, not a whole roof restoration.
That last point matters. Repointing is not automatically needed because a roof looks old. If the caps are tight, the roof is not leaking, and you are selling within 12 months, a roof clean and honest disclosure may be the cheaper call. We will say that if the inspection shows it.
