What a compliant written quote should state
A roof quote should be readable without the salesperson standing beside it. For a restoration around Geelong, the useful minimum is the business name, ABN, site address, date, roof type, estimated roof area, work sequence, materials, exclusions, GST, deposit, payment timing and warranty. If it includes gutters, valleys, flashings or downpipes, it should also name how the roof plumbing work will be handled.
The quote should separate roof cleaning, tile restoration, roof painting and gutter replacement. That protects both sides. You know what you are buying, and the contractor has less room to argue that a missed item was never included.
Common exclusions are rotten battens, asbestos handling, hidden valley corrosion, extensive broken tiles, damaged solar brackets, unsafe access, blocked underground stormwater drains and structural roof frame defects. Those items are not automatically signs of a bad contractor. The problem is when they are left vague and then charged after the roof is half cleaned.
For Victorian domestic building work, Consumer Affairs Victoria states deposit limits of 10% under $20,000 and 5% at $20,000 or more. Major domestic building contract rules can apply above $10,000, and domestic building insurance can matter above $16,000 depending on the work. A normal $8,000 repaint and repoint might not look like a big building project, but you still want the written terms clear before a deposit changes hands.
How variations usually happen
The variation that catches homeowners most often is valley corrosion found after pressure cleaning. Moss, dirt and old leaves can hide rust until the roof is washed. A fair quote says valley replacement is excluded unless listed, and gives a likely rate such as $650-$1,500 per valley so the surprise is not unlimited.
The next common one is tile replacement. Ten cracked tiles on a standard concrete roof might be a $450-$900 allowance. Fifty old terracotta tiles in Newtown or Bell Park can be a different job because matching tiles may have to be sourced. Ask whether the first 10 or 20 tiles are included, and what each extra tile costs.
Access is the other honest variation. A two storey Torquay roof on a windy site is not the same risk as a low roof in Corio. If scaffold or edge protection is needed, it should be priced before work starts. The contractor should not discover roof height after you have accepted the quote.
One more honest constraint: sometimes you do not need the bigger quote. If your roof is sound and you only have staining or lichen, a clean may be enough for now. If ridge caps are cracked but the coating still has life, repointing may be the sensible repair instead of a full restoration.
